MAIN SHUT-OFF METER WATER HEATER

Not a plumbing company. We do not repair, install or inspect anything, and no company pays for a place on these pages.

Sources on the page. Code, safety and water statements name the source and the date we read it.

Your numbers. 11 plumbing tools show their method. Type the rate from your own quote.

Your details stay yours. Nothing goes to a plumbing company unless you agree. Sending the form is not a service call.

The short answer

What should you do before calling a plumber?

Stop the water, then find out what failed before anyone prices the repair. Diagnosis, access and timing move a plumbing bill more than the part does.

Close the fixture valve or the main shut-off, photograph where the water shows up, and decide whether it can wait for business hours. Then ask each plumber for a written diagnosis, the pricing model and the change-order rule, so two quotes can be compared.

Plumbing services

The plumbing jobs homeowners hire for

Eleven service guides and one on pipe materials, each built the same way: how to tell what the house needs, what the job involves, what belongs in the written scope, and what to ask before you hire.

Start with what you see

What are you seeing?

Different signs point to different jobs. Start with what you noticed, and read the page that fits before anyone quotes.

Water coming through a ceiling

Shut the main valve, and keep away from wet light fixtures and outlets. Then find the source before anyone opens the ceiling.

Emergency plumbing

A meter that moves with every tap off

Water is going somewhere. A plumber can find a hidden leak with a pressure test or acoustic listening before opening anything.

Leak detection

Several drains slow at once

One slow drain is that fixture. Several at once, or gurgling in a floor drain, points at the main line.

Drain cleaning

Sewage coming up a floor drain

Stop using water in the house and keep people and pets away. Ask for a camera inspection of the line.

Sewer line repair

No hot water, or rusty hot water

Check the age on the data plate and look for water under the tank. A tank leaking from its body needs replacing.

Repair or replace?

A toilet that runs on its own

EPA WaterSense says a worn flapper can leak thousands of gallons a year. A flapper is one repair many homeowners can do.

Toilets

Pressure falling across the house

Galvanized steel narrows from the inside as it corrodes. Find out what the pipes are made of before one section is replaced.

Pipe materials

White scale on faucets and glass

Hard water leaves scale. Get the hardness from your water utility or a lab test before buying a softener.

What moves the price

Eight things set the number

We publish no national average price for plumbing, because labor rates, access and local code move it too far to fit your house. We publish what moves the price, so two quotes describe the same job.

  1. What failedA shut-off valve, a water heater and forty feet of sewer under a driveway are different jobs.
  2. AccessUnder a slab, in a crawl space, behind tile or above a finished ceiling. Reaching the pipe can take longer than fixing it.
  3. DiagnosisCamera inspection, leak detection and pressure testing are billed work. Ask whether the fee is credited against the repair.
  4. Time of dayNights, weekends and holidays cost more. You avoid that premium on anything that can safely wait.
  5. Pipe and partsCopper, PEX, cast iron or PVC, and whether the fixtures are standard or ones you chose.
  6. Pricing modelFlat rate per task, or hourly plus materials. Either works if you know which one you are on.
  7. Permit and inspectionWater heaters, gas lines, sewer work and repipes can need a permit and a final inspection. Your building department decides.
  8. Wall and floor repairDrywall, tile and paint after the pipe is fixed. Ask whether it is included, because a quote can leave it out.

How a plumbing quote adds up

Compare the lines, not the totals. A quote with one number on it cannot be compared with another.

Ask before work starts what happens to the price if the job is worse once it is open, and get the answer in writing. Our cost guide goes line by line.

  1. Diagnostic or trip feeAsk whether it is credited against the repair
  2. + LaborFlat rate per task, or hours times the rate
  3. + Parts and materialsPipe, fittings, valves and fixtures, by name
  4. + AccessOpening a wall, ceiling or slab to reach the pipe
  5. + Wall and floor repairDrywall, tile and paint, if the quote includes them
  6. + Permit and inspectionWhere your building department requires one
  7. = Job totalThe number worth comparing, once the scopes match

What a leak wastes, by EPA’s count

9,300gallons a yearThe average household’s leaks can waste more than this, EPA WaterSense says.
3,000gallons a yearA faucet dripping once a second can waste more than this.
50+gallons a dayNine percent of homes have leaks that waste at least this much.

These are gallons, not dollars. Your water rate turns them into money, and the leak cost calculator does that arithmetic with the rate on your bill. Source: EPA WaterSense, Fix a Leak Week, retrieved September 5, 2026.

What sets the price of plumbing Checks before you hire

How it works

Four steps, and each one is your call

  1. Tell us what is happening

The leak, drain, water heater or pipe problem, plus your zip code, so we know which local rules apply.

    Start the form
  2. A person replies

Someone at HyrePlumber reads it and answers. Matching with plumbing companies is still being built, and nothing goes to a company unless you agree.

    How HyrePlumber works
  3. Compare like with like

Ask every plumber the same things: flat rate or hourly, whether the diagnostic fee is credited, who pulls the permit, and the change-order rule.

    What sets the price
  4. Choose, or keep reading

Hire the plumber whose diagnosis, scope and terms fit the job. Or keep researching. There is no deadline.

Your inquiry

Tell us about the plumbing

Ask about your own house. Nothing goes to a plumbing company unless you agree.

A person reads it and replies by email, free and with no obligation. Matching with plumbing companies is not live yet, so this is not a dispatch line or a quote form.

If water is running, shut off the main and call a local plumber directly. If you smell gas, leave and call 911 or the gas utility from outside. For anything else, tell us what is happening and we will help you work out the next step, or check a plumber’s license yourself.

Questions

What homeowners ask first

What happens after I send a plumbing inquiry?

A person at HyrePlumber reads it and replies by email. Matching with plumbing companies is still being built, so this is not a dispatch line or an instant quote. We answer your question and tell you when we can introduce plumbers in your area. No company gets your details unless you agree.

Does it cost anything to use HyrePlumber?

No. Sending the form costs nothing and commits you to nothing: not a plumber, not a repair and not a visit. You decide whether to talk to anyone and whether to hire.

When is a plumbing problem an emergency?

When the main shut-off will not stop the water, sewage is backing up inside, water is near outlets or the electrical panel, or a water heater is leaking from the tank body.

If you smell gas, leave first and call 911 or the gas utility from outside. A leak you can contain can wait for business hours.

How much does a plumber cost?

We publish no national average, because access, diagnosis, parts and the hour you call move the price more than the part itself.

Ask each plumber whether the price is flat rate or hourly plus materials, whether the diagnostic fee is credited against the repair, and what happens to the price if the job is worse once it is open.

How can I tell if I have a hidden leak?

Turn off every tap and water-using appliance, then watch the water meter. If the dial or leak indicator still moves, water is going somewhere.

A warm patch on a slab floor or a bill that jumps with no change in use are other signs.

EPA WaterSense says the average household’s leaks can waste more than 9,300 gallons a year.

What temperature should a water heater be set to?

The CPSC urges setting water heaters to 120°F to prevent scalds. CDC guidance for building water systems says to store hot water above 140°F to limit Legionella. A mixing valve at or near the tap can meet both, so ask a plumber whether your system has one before you change the setting.

How long does a water heater last?

No single number fits every tank: the type, the water and the upkeep all change it. Sediment and a spent anode rod shorten a tank’s life. A tank leaking from its body, not from a fitting or valve, cannot be repaired and needs replacing.

Should I repair or replace old pipes?

Repair a single failure on otherwise sound pipe. Repeated leaks on the same run, falling pressure across the house, or a material with a known failure record, such as galvanized steel or polybutylene, are reasons to price a repipe. Ask your insurer too, because some treat those materials as a coverage question.

Why does the same drain keep clogging?

Because something in the line keeps catching waste. Roots at a joint, a sag that holds water, a broken section or a bad fitting can each cause repeat clogs, and snaking clears the clog without fixing the cause. A camera inspection shows which it is, so ask to see the recording.

Do I need a permit for plumbing work?

Ask your building department, because the locally adopted code decides. Water heater replacements, gas lines, sewer work and repipes can need a permit, which the licensed plumber pulls. Permitted work gets inspected. Swapping a faucet may need none. Unpermitted work can cause trouble at resale and with insurance.

Is a tankless water heater worth it?

It depends on your hot water demand, your fuel and what the installation needs. A tankless unit can need a larger gas line, new venting or an electrical upgrade, and those can outweigh the unit price. Compare the full installed price and your running cost against a correctly sized tank, using your own bills.

What plumbing can I fix myself?

A running toilet, a faucet cartridge, a clogged trap or an appliance supply hose are within reach for many homeowners. Leave gas work, anything inside a wall or under a slab, and anything that needs a permit to a licensed plumber. Shut off the water before you start.
